For tenants
- Sardinia Rent and Sell is a real estate agency, FIAIP (Italian Federation of Professional Estate Agents) associated, specialized in tourist locations. The agency manages only the remote procedures relating to the reservation of the property. When the booking is finalized with the exchange of the signed contract, the sending and receipt of the confirmation deposit and subsequently the balance, the agency's work is completed. Any other activity relating to the properties and to the rental (for example but not limited to: arrival / departure management, problems during the stay, cleanings of the property before the arrival of the tenants and after the departure of the tenants, conditions of the house and its accessories , furniture and furnishings, linen/towels supplies) are managed directly by the owners or by other people chosen by the owners. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- Arrivals and departures: The arrival, departure and permanence in the properties are managed directly by the owners or by the owners' trustworthy staff. The times of entry and departure from the houses are agreed directly with the owners or with the trusted staff of the owners. For some properties, the time slots within which the check-in and the check-out can take place will be indicated in the contract. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- The cleanings of the properties (both the cleanings before check in and the cleanings after check out) are managed directly by the owners or by the owners' trustworthy staff. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- The amounts relating to costs for cleanings, arrival/departure management, security deposits, linen/towels, etc., indicated in the property sheets on the websites and in the contract, they have nothing to do of the agency. These are costs that are paid directly to the owners or to the owners' trusted staff. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- The linens and towels are usually not present in the properties. It can be provided by the owners (linen and towels owned by them) or by third party suppliers. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- We take steps to verify that the informations and photos on the website are constantly updated, so all the photos and descriptions are subject to changes or can be deleted without notice. All the informations on the website are for information only and does not constitute a contractual obligation with Sardinia Rent and Sell. The owners of the properties are the only responsibles for the conditions of the house and the functioning of furnitures. They can also makes changes to the structure, accessories and equipment at the last moment. So we can't guarantee the complete accurancy of informations and photos on the website and we don't assume responsibility for the accurancy of informations declared by owners. Photos are taken with wide angle lenses as normal practice in real estate photography, the sizes of the spaces perceived by photographs may be larger than reality. If is important for you to know the dimension of the property ask the agency by email. Some properties are not viewed by us therefore we do not assume any responsibility for the veracity of the photos and information provided by the owners. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- The lease contract only binds the Lessor and the Tenant. The Agent is third part and is not responsible for everything concerning the contractual relationship and the performance of the contractual relationship.
- The Tenant expressly exonerates the Agent (also because the Agent is not part of the lease) from any responsibility for direct or indirect damages suffered during the lease for facts not provoked by the Agent but deriving from case accident, force majeure, fault or negligence of third parties.
- For any problems that may arise during the rental relationship, the Tenant must contact the trustworthy person of the owner who carried out the check-in or the owner himself. As mentioned above, the Agent is third part and is not responsible for everything concerning the contractual relationship and the performance of the contractual relationship.
- Agency commissions are included in the published prices.
- Electricity, water, gas are usually included in the rent. If otherwise determined, it's clearly indicated on the house card.
- Most of the houses have not linen/towels. You can rent linen and bath towels, see the informations "on demand services" on the house card or the F.A.Q. section on the footer of each page of the website. Specify your needs at booking time.
- For the houses where is indicated "linen/towels included", the items are provided by the owners. The Agency does not have any information regarding the items provided by the owners. Linen/towels provided by the owners is a single supply throughout the stay.
- Failures or damages to facilities must be reported to the owners or to the trustworthy staff of the owners who performed the check in. The time of intervention and resolution of failures are related to the timing of technicians.
- The Agency, in tourist summer rentals acts in the name and on behalf of the owners, therefore it stipulates the contracts in the name and on behalf of the owners.
- The tenant during the lease is contractually responsible for the house.
- The Agency is not responsible for any direct or indirect damages and harms to people or things.
- For any dispute the competent Court is the Court of Cagliari.
- The balance must be paid 30 days before the arrival day.
- The exercise of the withdrawal by the Tenant before the start of the lease and before the payment of the second part of the fee determines the loss of the confirmation deposit.
The exercise of the withdrawal by the Tenant before the beginning of the lease and after the payment of the second part of fee determines the loss of the first part of the fee, and gives the Tenant the right to obtain the return of 70% of the second part of the fee if the notice of withdrawal is received by the Agent within the twentieth day before the starting day of the lease. In case of receipt of the notice of withdrawal within the tenth day before the starting day of the lease, the Tenant will be refunded with 50% of the second part of the fee. In case of receipt of the notice of withdrawal less than 10 days before the beginning of the lease or after the term established for the beginning of the lease, the Tenant will not be refunded. In any case will not be refunded the compensation of the Agent.
- The arrival / departure on days other than Saturday is possible for some properties, in this case the owners or their trusted staff can ask a higher cost for the arrival / departure management.
- For check-in and check-out at times other than those agreed with the owners or their trusted staff, a higher cost for the arrival / departure management can be requested.
- All activities, excursions, experiences possibly proposed in the "Experiences" section, are carried out, managed and organized by companies and associations completely independent from Sardinia Rent and Sell. Sardinia Rent and Sell provides to the tenant only the contacts and possibly discount codes. Sardinia Rent and Sell has no responsibility for everything related to the aforementioned excursions, activities, experiences.
- Regarding the services that may be present in condominiums or residential complexes, such as but not limited to: swimming pools, tennis courts, etc., we cannot know if they will be open and usable. These are the choices of the different complexes and condominiums that can be taken even at the last minute close to the summer season. Sardinia Rent and Sell has no responsibility for these aspects and has nothing to do with these things.
- The distances from the sea indicated on the property sheets are communicated to us by the owners, are not measured by us. Owners measure distances from the sea using Google maps or the car's odometer, the distances are therefore not accurate. In the event that a property is within a residential complex, the distances from the sea may have been calculated from the entrance to the residential complex and not from the position of the house within the residential complex.
